Property developers are having record profit since last property boom. Paramount is riding this wave very well with 1.4 billion unbilled sales. Most of its properties are at the middle of ogive graph and give rise to highest sales to revenue conversion rate.
Paramount is due to announce its latest QR by 25 Nov. Stay tune.
As for Crescendo, still waiting for payment for the last land deal. Profit from that land deal amounts to 7 sen per share. Couple with profit derived from normal business and rental income from its 17 factories in NCIP, profit for quarter ending Oct 2024 should not be less than 10 sen per share.

Coming October result, as per recent Qtr report, sales of 260mil + 116 million will be accounted for . Annualized result as in i3 investor is estd Eps of 100 sen, , meaning a PE ratio of 1.3X !! With that amount of land sales, Estd Net profit for the 3 rd Qtr can be around 150 million. That is why Chairman says- this yr ending Jan 2025 will the most Fantastic result for the Group. !! Hope will give Bumper Dividend as they are not Stingy as can be seen in giving Extra Div for KMLoong, sister company. By then price will exceed Rm 1.50, price before Split of 2 for 1. Still don't know why this Share is Overlooked by most Investors !!! Can be a profitable share what with Industrial land sales and property deelopment ,- Apartments near the Johore RTS!!!

Johor-based property developer Crescendo Corp Bhd (KL:CRESNDO) is selling more land for the development of data centres in Johor, this time for RM120.06 million in cash.
In a filing with Bursa Malaysia, Crescendo said it signed an agreement with Data Cloud Innovation Sdn Bhd (DCI), a wholly owned unit of UK-based Magma Holding Company Ltd, on Friday for the sale of five plots of freehold vacant land in Iskandar Puteri.

In a filing with the stock exchange, the construction and power utilities group said it is selling four plots of the land to Summersonic Sdn Bhd for RM35.9 million, and the remaining 13 plots to Pacific Arena Sdn Bhd for RM41.8 million.
JAKS Resources said the land located in Seberang Perai Selatan had a net book value of RM15.97 million as of the end of December 2023. The group expects a net pro forma gain of RM50.38 million from the disposal.

Crescendo is looking for buyer for its 75 acres of industrial land at NCIP. Looking at the latest transaction @ rm 138 psf at SILC, NCIP land should sell at rm 150 psf, or rm 6.5 million per acre. (something like DongQuan to Shenzhen). So this 75 acres worth rm 488 million!

From Google Map, the lands are at the left side of Professional Testing Services Sdn Bhd. You should also take note Unibase Precast land (about 30 acres) is not included in the 75 acres mentioned above. Easily relocate to Jeram Batu and the land can be put into better use.

"Investment Highlights
• We initiate coverage on Crescendo Corp with a fair value of RM3.50/share on a 45% discount to our NAV of RM6.36/share. Johor-based Crescendo is the premier developer of industrial property in the state.
• We forecast core earnings to accelerate from RM56m in FY13 (Jan) to RM85mil in FY14F, and rising by a CAGR of 34% to RM134mil in FY16F. This robust growth is underpinned by sustained strong demand for its flagship Nusa Cemerlang Industrial Park (NCIP: 523 acres) where it has already pre-built RM220m of industrial property ready to launch.
• Crescendo offers an attractive direct leverage to the ascendancy of industrial property in Johor where the relocation of SMEs from Singapore would accentuate demand expansion. As it is, SMEs from Singapore account for 56% of its sales at NCIP.
• The entry of Singapore's industrial park developer Ascendas (via a JV with UEM Land) to develop Gerbang Nusajaya – located next to NCIP, would further underscore newsflow momentum by broadening the clientele base.
• NCIP aside, Crescendo would also be fast tracking the development of its new industrial project – Bandar Cemerlang (1,300 acres), where it is setting aside some 500 acres for industrial property. Maiden launch is expected by 1H 2014. The imminent launch of Bandar Cemerlang would more than double its presales of industrial property, currently coming from NCIP and Taman Perindustrian Cemerlang (TPC).
• This aside, Crescendo also has one strategic parcel of land within the Tebrau area (CLSB: Sg.Rekoh) where the development potential is very high due to its highly populated catchment areas. Reclamation works for this 222-acre site is expected to complete year-end.
• We are forecasting its presales to surge from <RM200mil in FY13 to at least RM500m in FY14F and RM700m in FY15F, consistent with management presales target of RM1.2bil over the next two years. This is supported by high pre-tax margins of ~40% for its industrial properties.
• Balance sheet is strong with FY14F net gearing of just 8%. Crescendo has a decent dividend policy of 30%. At current levels, its dividend yield is forecast at 5%-6%.
• Valuation is very attractive from both the earnings and assets standpoint. It is trading at 10% discount to its historical book value of RM3.05/share, and a deeper discount of 57% to our NAV of RM6.36/share. FD FY14F16F PE is only at 6x-9x, with EPS CAGR of 34%. "
Above is an extract from AmResearch by Hoy Ken Mak on 8 May 2013. Good to read the whole report to get better understanding how Crescendo performed over the past years. Bearing in mind NCIP land was valued at rm 18 per sq ft since 2013, and the land is now sold for rm 150 per sq ft few days ago.

Crescendo's earning visibility is supported by yet-to-be recognised profits from land sale deals in NCIP, including RM115.9m from 20.5-acres land sales (SPA effective in Sep) and RM120.1m from another 18.4-acres land sales in Dec. With about 27 acres of landbank remaining in NCIP, we believe the company is poised to capitalise on further lucrative land sales at a premium (vis-a-vis its low acquisition costs), driven by the strong demand for data centre infrastructure in Johor. Beyond NCIP, the company still has a total land bank of 2,468 acres across Johor, with 43% of it (1,065 acres) strategically located within Iskandar Malaysia. With the robust property demand in Iskandar Malaysia driven by the development of JS-SEZ, we think this should augur well for Crescendo.

Crescendo makes 12.3 sen for Q3, that does not include latest land sales 115 million and 120 million.
Barring major geopolitical uncertainties and economic headwinds, the Board is positive and confident of the prospects of the Group's upcoming new property development and anticipates that the Group will be operating at optimum capacity in the coming years. Based on the committed property sales of RM288 million as at 23 December 2024, including land sale at NCIP of RM120 million, the Board expects the Group to have a very good year in FY2025.

The principal business activity of Unibase Concrete Industries (UCI) is producing concrete products. UCI has temporarily ceased its activity on production of concrete products since 2022 pending the set up of a new plant at Bandar Cemerlang, Ulu Tiram.
That is to say 20 acres industrial land occupied by UCI is up for sale at least 6.5 million per acre.
